A contemporary student-focused retail, lifestyle, and innovation destination located within the UTB (University of Technology Bahrain) campus precinct at Salmabad, with an approximate built-up area of 3,000 m2. The project was conceived as an integrated campus commercial hub, designed to serve both the university community and the wider public. Strategically positioned as part of the UTB campus environment, the development brings together 56 retail and drive-thru units, carefully curated to respond to student needs, daily convenience, social interaction, and entrepreneurial activity.

Beyond traditional retail, the concept was heavily driven by the creation of a student-centric ecosys- tem, incorporating spaces that support cafés, food outlets, convenience retail, collaborative facilities, and potential startup incubator / innovation spaces aligned with university life and young entrepreneurship. The architectural language reflects a dynamic, youthful identity, using modular forms, vibrant façades, and flexible unit layouts that resonate with the energy of campus life while remaining commercially attractive to external visitors and operators.
