The development comprises a dynamic mix of components including a Kempinski Hotel, a resi- dential tower, apartments in the podium levels, Villas on the terraces, F&B and retail units, as well as a university facility, all integrated within a cohesive architectural vision. At podium level, the project introduces a collection of three-sto- rey terrace villas, offering exclusive waterfront living with direct access to landscaped commu- nal spaces.

A defining feature of the project is the introduction of Sky Villas located within bridges connecting the three towers, creating a unique residential typology that combines privacy with elevated panoramic views of Bahrain Bay and the surrounding skyline. The public realm is ac- tivated through a vibrant waterfront boardwalk, lined with cafés and restaurants, enhancing the pedestrian experience and establishing the de- velopment as a key lifestyle destination, with a dedicated jetty for boats further strengthening the project’s connection to the waterfront and supporting leisure and marine access.
